The best design is worthless if it can’t be permitted. Successful permitting starts with a deep understanding of all the rules while designing. There are many permitting layers: Army Corps of Engineers, Dept. of Environmental Protection & Water Management District. Their regulations must blend with the county/city Zoning laws & LDRs and with utility providers with their own set of rules. Low Impact Development must be embedded in the design; development cannot start without all the required permits & approved plans are hard to change.
